The Evergrene Master Association, Board and staff always have the best interest of those focused on buying or selling in the community in mind.
To make the process easier for the buyer, seller or agent, Evergrene has established the following policies;
~ Agent Protocol Realtor will need to check in at the front desk with business card before touring the Clubhouse. While touring the Clubhouse realtor, seller or agent must accompany prospective buyer.
~ Forms Association application forms and contract needed at time of sale.
Estoppels Request must be sent by Title Company to receive any information regarding the assessment status. The fee of $150.00 maybe collected at time of closing.
~ Capital Contribution Each new owner will contribute to the capital of the Association an amount equal to one quarter Assessment. Such Capital Contribution shall be used to establish adequate reserve funds for replacement and/or capital refurbishment of the Common Areas and the Limited Common Areas, Surface Water Management System and the portions of Lots or Units which the Association is responsible for maintaining.
~ After Closing Make an appointment with Kathy Gise at (561) 626-1981 ext 225. Make sure to bring a copy of the Warranty Deed and Settlement Statement (HUD) to show new ownership. These documents are needed to give new owner access to the Gate and Clubhouse. At this time, new owners will be eligible for photo ID card and vehicle bar code (S) which will give access to the amenities at Evergrene.
