DRIVER’S LICENSES REQUIRED
Those residents who use the inside vehicle lanes at either of our two manned gate houses, must produce their driver’s license for the guard on duty at the gatehouse each time that they enter property.  Some residents have been producing their Evergrene ID card to the security personnel as proof of residency.  Association policy requires that you produce your driver’s license in order to gain access. Association policy also requires any guest or vendor to produce a valid driver’s license in order to gain access.  Any guest or vendor who is unable to produce a valid driver’s license will not be allowed into the community.  We ask that you comply with this important security policy and inform any guests or vendors that you use of this requirement.

VEHICLE BAR CODES DEACTIVATED
The Board approved that effective next Wednesday, February 1, those homeowners who are more than ninety days delinquent in their financial obligations to the Association will have their vehicle bar codes deactivated and will need to use the inside lane and produce their driver’s license as proof of residency in order to access the community until they bring their Evergrene account current.  Letters have been sent to all homeowners who are currently more than ninety days delinquent advising them of the timing of this action unless they bring their account current or get on a payment plan before next Wednesday.  The Association has made it a priority to use all of the tools available to it to collect delinquent dues and other financial obligations to the Association that are owed by homeowners.  If a homeowner wishes to have their bar codes reactivated they will need to meet with management and pay enough of the amount owed on their account to make their account current or start a payment plan to repay what they owe over a period of time.

MANSIONS RESIDENTS – BOARD ELECTIONS
The Board Election packages will be mailed out to all Mansions and Mansions West homeowners in the next week in preparation for your Annual Meetings and Elections at the end of February – see the Meetings Calendar below for the exact dates and times of these two meetings.

TEEN ROOM INPUT
We are considering removing the pool table from the Teen Room and possibly replacing it with table top games such as Air Hockey, Foosball, etc.  We do not really know how many residents actually use the pool table on  regular basis, so we would like to hear from you as to whether you would like the pool table to remain, or would you be in favor of it being replaced with other games, such as the ones listed above.  If you have any opinions on this possible change, please email Stuart Tyrrell at stuart@ourevergrene.com.  We have no plans or timetable for this potential change to the Teen Room, but would appreciate your input to help us decide whether to look into possible new games or leave the pool table where it is.

LANDSCAPE RULE OF THE WEEK
Fruit Trees
:  Fruit trees are not native to South Florida and require significantly more fertilization or upkeep than other trees.  Accordingly, fruit trees may only be planted with the approval of the Association, and if any fruit trees are approved and planted in the community, the homeowner will be solely responsible to properly fertilize and prune the tree and collect its fruit.  Requests for instillation of fruit trees will be reviewed based on the maximum height and canopy size of the requested trees.  Species with a maximum height of over thirty (30) feet, including mango, avocado and tamarind trees, are not permitted in Evergrene residential lots. (page 17 of Evergrene Master Association Rules and Regulations – 10/2010)
